Do You Have To Get Planning Permission To Add A Solid Roof?


Requests for our solid roofing systems dramatically increase at this time of year as conservatory and orangery owners look to get their extension insulated ahead of the winter.

In the very first discussion we have with any customer interested in buying a solid roof, we inform them that in order to have a solid roof fitted, they may firstly need to obtain planning permission. 

It’s vital that they know this from the outset as an infringement of planning laws can lead to serious consequences. 

The rules for solid roofs are quite clear and if you follow them, your solid roof installation will pass without any hitches: 

  • You are obliged to obtain Building Regulatory Approval if you are swapping a traditional glass or polycarbonate roof for a solid roof. 
  • Get advice from your local Building Control Officer about the solid roof you are thinking of investing in. They will let you know if any modifications need to be made to the system e.g. the addition of roof and trickle vents, to make it compliant.  
  • A “change of use” can occur when replacing a glass roof for a solid roof, which means that what was formerly a temporary extension, will now become a permanent extension. When there is a “change of use”, planning permission will usually be necessary. 
  • To have a conservatory built at your home, you may have needed to get planning approval. If this is the case, and you want to fit a solid roof in place of a translucent roof, you will probably have to obtain planning permission and submit a full building regulations application. 
  • Was your conservatory built under Permitted Development Rights? Fitting a solid roof could see it lose its Permitted Development status. If that happens, you will need to get planning permission.
